Two of these five publish a rate card. The other three ask you to start a sales conversation to find out.
Every figure below was read from the vendor's own pricing page on 2026-08-31. None of it is quoted from another comparison article, because the first page of results for this question contains no neutral party at all.
| Vendor | Published tiers | Unit of pricing | Billing |
|---|---|---|---|
| ManageCasa | $45 Base, 1 to 25 units $80 Growth $130 Premium | per association, banded by unit count | billed yearly, 17% below monthly |
| PayHOA | $54 0 to 25 units $109 51 to 100 units $219 201 to 300 units $275 401 to 500 units | per association, banded by unit count | monthly, or 10% less billed annually |
ManageCasa: The pricing page uses an interactive unit slider. The three prices are published; the exact unit thresholds above the first band were read off the slider rather than printed as a table, so treat the band edges as approximate and check your own unit count.
PayHOA: Nine published bands from 0 to 500 units, then $0.55 per unit per month with a $275 minimum. Management company plans are quoted separately and are not published. Payment processing and mail are charged on top: incoming ACH $2.45, cards 3.5% plus $0.50, first class mail $1.25 a letter.
At the small end ManageCasa's $45 sits below PayHOA's $54. That ordering does not hold as an association grows, because the two vendors put their band edges in different places: PayHOA publishes nine bands between 0 and 500 units, while ManageCasa moves to its top published tier much earlier. An association in the 76 to 100 unit range is comparing $130 against $109, which is the reverse of the ordering at 25 units.
So there is no cheapest product here, only a cheapest product at a given size. Any table that ranks these by a single headline figure has quietly picked an association size for you and not told you which one.
Three of the five name tiers and no prices.
Quoting per association is a normal enterprise motion and is not evidence of anything improper. It has one cost worth naming: a self-managed board of volunteers cannot size a budget without entering a sales process, and that is precisely the board least able to spend an afternoon on it.
Dwellory sells placement. No vendor on this page has paid for anything, and when one does it will carry a visible label and a rel="sponsored" link, and it will not change a price, an ordering or a sentence of analysis.
That is disclosed conflict, and it is a real difference from what this query currently returns: six of the seven top results are vendors ranking themselves and the seventh is a management company. It is not neutrality and we will not claim neutrality. It is a conflict you can see, weigh and discount.

What we have not done. We have not used any of this software, have not spoken to a customer, and take no position on which is better. This compares published prices and the units they are published in. Payment processing, mail and bookkeeping are charged separately by at least one vendor and are not included in any figure above.
