5,005 Florida CAM licences still showed a 30 September 2026 expiry after the date passed

13,514 were due on that date. In the state's extract retrieved 2026-10-29, 5,005 records had not moved to the 2028 cycle.

Florida licenses 24,330 individual community association managers and 2,066 management firms. Their licences cluster on 30 September in alternate years. Before the 2026 date, the 2026-09-05 extract showed 13,514 on 2026 and 10,440 on 2028; in the 2026-10-29 extract the 2028 cohort is 19,325.

Florida only, and that is a hard limit rather than a starting point. Only a handful of states license community association managers at all. This site reads the Florida and Virginia registers in full and counts the Connecticut and Nevada lists in aggregate. Every figure on this page is Florida, retrieved 2026-10-29 from the state's own weekly extract. Nothing here is a national number.

The short version. 13,514 individual CAM licences were due on 30 September 2026. In the state's extract retrieved 2026-10-29, 19,325 records carry 30 September 2028 and 5,005 still carry 30 September 2026.

The file does not say why a record still shows the old date. A renewal not yet processed, a grace period and a licence not renewed look identical here, so this page counts them and does not label them.

Each bar is every licensed individual in one dated state extract, so the two parts always sum to the register total. The shaded bands join the readings with straight lines: they are drawn, not measured. This property read the cohort on 2026-09-05, then next on 2026-10-19, so how many moved before or after the 30 September date is not in the data. Counts are net: a record that left the file cannot be told apart from one that renewed. Latest reading 2026-10-29; the state republishes weekly and each build adds a point.

Why it clusters, and what it does not mean

Florida runs CAM licences on a two-year cycle ending 30 September, so every licence lands on one of two dates rather than on its own anniversary. The split between the two cohorts is a function of when each manager first licensed and renewed, not of anything about their standing.

This counts expiry dates on record, not lapses. Between the 2026-09-05 and 2026-10-29 extracts the 2028 cohort grew from 10,440 to 19,325, which is renewal showing up in the file. The 5,005 records still on the 2026 date are a count of what has not moved yet, and a page that called them lapsed would be making a claim the register cannot support.

Questions this page answers

When do Florida CAM licences expire?
Florida community association manager licences run on a two-year cycle ending 30 September. 13,514 individual licences were due on 30 September 2026 in the state's 2026-09-05 extract. In the extract retrieved 2026-10-29, 19,325 carry 30 September 2028 and 5,005 still show 30 September 2026.
How many licensed community association managers are there in Florida?
24,330 individuals and 2,066 firms, as of 2026-10-29.
Does a licence still showing 30 September 2026 mean it lapsed?
Not necessarily, and this page does not say so. The register prints the expiry date on each record. A renewal not yet processed, a licence in a grace period and a licence that was not renewed all look the same in this file. 24,074 of the 24,330 individual records are marked active.
Where does this number come from?

Method

Counted from the Florida DBPR bulk licensure extract lic38cam.csv, refreshed weekly by the state and retrieved 2026-10-29. Individual managers are the rows typed CAM; firms are typed CAB.

One trap in this file, recorded because it would have produced a wrong number. The active/inactive column is populated on 100% of individual manager rows and on only 3.8% of firm rows. Counting active firms from that column returns 75 against a real 2,066. Firm counts here come from the licence type column instead.
